Examples of the latter are funds in Japan, Korea, Luxembourg, Belgium and France.

The Nordics is an AAA-rated region with healthy public finances, a stable political and economic environment and robust exports to the US and emerging markets. In several surveys*, the Nordic region is rated world-class in terms of innovation, competitiveness, education as well as in research and development. As a result, Nordic companies are well positioned to generate sustainable growth.
Alfred Berg has a large investment team dedicated to Nordic Small Caps with a local presence. This gives it a comparative advantage in terms of access to information and insights into small and under-researched companies. Many Nordic companies are known for being competitive, innovative and ethical. The fund’s investment universe includes companies that can capitalize on both global trends within specific industry niches as well as strong domestic markets.

Alfred Berg Fastighetsfond Norden (Nordic Listed Real Estate Equity)

Nordic stocks have for a long time yielded better returns than shares in most other mature markets. The return of Nordic real estate shares has also historically been better than real estate shares’ returns in the rest of northern and central Europe*. The rental market for commercial real estate is strong in the Nordic countries.
For example, office rents in Stockholm, which have increased the most in the world during 2016, is set to continue up. Prices for commercial real estate also rose in 2016 and we estimate that the upswing will continue. Many companies in our fund portfolio are also valued at attractive levels. In other words, you can buy real estate at discount if you invest in listed real estate companies, that is, you can buy at a lower price than large institutional investors do in the direct real estate market.
It should also be remembered that the price trend for commercial real estate so far has been much weaker than for the owner occupied housing segment and we see that there may be a value potential for commercial real estate, also on the back of that spread.
